Gentlemen:
On June 26, 1970, under a zoning hearing (ZE 57-70), the planning
commission granted us a change in zoning for the property under
construction from "Agricultural Suburban" to "Multi-family Sub-
urban." We presently own an additional parcel of ground adjoining
a portion of the previously zoned property on its east property
line which parcel is legally described as follows:
The west 64 f eet of Tract 118 of Opportunity, except the
South 280 feet thereof; according to plat recorded in
Volume "K" of plats, page 20, in the County of Spoka.ne,
Washington.
Since this is a contiguous parcel of real estate 64 feet in width
east and west, we ask that you please give consideration to chang-
ing the zoning on this latter parcel from "Agricultural Suburban"
to "Multi-family Suburban." We sincerely hope that this can be
accomplished without the necessity of obtaining additional signatures
on the petition for rezoning since over 90% of the adjoining property
owners had previously agreed to the zoning of the property subject to
the hearing held on June 26, 1970.
Please advise us what other f acts you will need or what steps we
will need to take to properly present this before your Commission.

INVESTMENTS
Planning Commission Recommendation: Approve to the Multiple Familv
Suburban Zone, subiect to the followinq conditions:
A. Conditions:
1. The dedication and improvement to Spokane County standards of a
SO foot R/W through the southerly portion of the advertised property
to provide for the extension of Olive Avenue.
2. Installation of fire hydrants in accordance with requirements of the
Spokane Valley Fire Marshal.
B. R+easons:
1. A ten-acre parcel fronting on Pines Road and immediately west of the
advertised property was zoned Multiple Family Suburban in 1970 to
provide for an apartment project for the elderly. The Commission is
of the opinion that the advertised parcel should be zoned Multiple
Family Suburban to enlarge the project area.
2. The subject property is located in the vacant interior of a large
residential block and could not be readily subdivided for single
family building site s. The Commission is, therefore, of the opinion
that the advertised parcel should be incorporated into the adjoinitig
apartment project.
