Planrung Commission Recommendation Approve to Commercial Zone r subject
to the followincT conditions
1) The dedication of the Southerly 60' of the subject property for R/W
2) Off-street parking facilities shall be developed in accordance with
Section 4 07A 110 of the Spokane County Zoning Ordinance
3) Landscaping shall be installed in accordance with Section 4.07A 120 of
the Spokane County Zorung Ordinance a The Dlrector of Planrung shall
approve a specific landscape plan and appropnate bond for accomplish-
ment of landscaping requirements in connection with any building permit
issued.
4) The complex shall be re stncted to one (1) free -standing identification
sign not exceeding one hundred and fifty (150) square feet in area All
other extenor signs shall be placed flat against the building facing the
streets, the accessory parking area, or pedestrian mall.
All signs may be illuminated provided that they shall not be animated nor
flashing and shall be of low intensity not exceeding the equivalent of four
' hundred and twenty-five (425) milliamperes fluorescent tubing behind
plexface spaced on seven (7) inch or more centers, or of exposed neon
not exceeding tlurty (30) milliamperes.
A Reasons
1 The Comprehensive Plan indicates that the properties lying between
Sprague Avenue and the Milwaukee Railroad tracks in the Veradale
area are appropnate for commercial uses
2. The Planning Commission has recommended approval of Commercial
zone change s along Sprague Avenue in accordance with the
Comprehensive Plan.
3. The Planning Commission is of the opinion that the required site
improvements such as development of off-street parking facilities,
landscaping, and sign controls will tend to insure that the property
will, indeed, be developed in substantial conformance with the plan
presented at our heanng and that such improvements would lessen
the impact of the development on surrounding residential properties
