Zone.
A. Reasons:
1. The south side of Harrington Avenue is zoned Residenti.al Mobzle
Home. The Planning Comma. s sion is of the apinion th.at approval af
the advertised parcel would stall serve to restra.ct the mobile home
distnct to the fnnge of the reszdential neighborhood rather than a11ow-
ing mobile hvmes toward the center of the neighborhvod.
2. The Planrung Commission is of the opiman that the remaina.ng building
szte withxn the advertised parcel would not be conduexve for a single
family residence o The adverti.sed parcel is too large far one suburban
homesa.te (125'x140'), but toa small for two standard homesites.
The parcel zs bounded on three sade s by roadways which re sults in a
los s Qf privacy common to other propertie s within the neighborhood.
Additl.onal Cvmment:
The applicant proposes to split the ad.vertised parcel into two residential lots.
The existing re sidence would be retained on one lot and a mob3le home would
be placad on fihe second lvt. (See submitted Development Plan.) AVariance
would have to be proce s sed i.f the frontage for either subdivision were le s s than
65'; however,by adjusting the Iot lines withun the parcel, it would be possible
to provide each dxvision with 65° of eanta.nuous frontage.
