Planning Comrrussion Recommendation: Approve to Freeway Commercial Zone, subiect to the followinq conditions. A. Conditions: 1. Subrruttal by the applicant and approval by the Board of County Comm3.ssioners of a final "Development and Traffic Control Plan". Such plan shall incorporate a seYVice station site with access to Cataldo Avenue only and shall adhere to fihe provisions of Chapter 4. 08A of the Spokane County Zonang Ordina.ice. The final plan shall also incorporate the following additions, or clanfications: a) Locat,ion, onentation, and specifications of all free-standing signs o b) A landscape plan of the seYVice station site showing type and extent of landscaping. (An underground spnnkler system shall be installed in all landscaped areas.) c) Access dnveways in accordance with the requiremenfis of the Sfiate Highway Department. d) Installation of fire hydrants in accordance with the requirements of the Valley Fire Marshal. 2. Approval of access points and dnveway design by the State Highway Department o Confirmation of such approval shall be subrYUtted pnor to approval of the f2na1 "Development and Traffic Control Plan". 3.
