Planning Commission Recommendation: Approve to Restrtcted Industrial Zone,
subaect to the followinq condition:
A. Condition:
1. Dedication of a 20' radius on the southwest corner of Howe Street
and Cataldo Avenue.
B. Reasons:
1. The Comprehensive Plan indicates that the Yardley area fs appropriate
for heavy industnal uses.
2. Surrounding properties to the north, west, and east of the advertised
parcel are zoned Manufacturingf i.e., Lots,19 - 21, Block S; All of
Blocks 7, 13, and 14, Yardley. The properties to the south of the
advertised ownerslup are zoned Agricultural; i.e, Lots 1- 18,
$lock 8, Yardley.
3. The W 1/2 of Block 8, the South 1/2 of BloCk 12, and most of
Block 9, Yardley, still retain residential characteristics although the
area is completely surrounded by industrial uses. The Commission
is of the opinion that the performance standards of the Restncted
Industrf al Zone should be applied to the advertised parcel to protect
the health, safety, and welfare of the residehts within the immediate
area. The Manufacturing Zone does not restrict noise generation,
emissions of industrial waste and dust, open storage, glare, odors,
and similar hazards which could be detrimental to the residents in
the area. Testimony was also received at the hearing attesting to
the delicate health of a parUcular resident in the immediate vicinity.

this property, these three isolcted lots ore still in the Agriculture zone.
County zoning procedure requires the agreement from the surrounding pro-
perty owners to a change in zoning. I would assume that you would have
no objectiors since the property in all directions has been zoned and is
bei ng used for i ndustria l purposes. Further, i f these I ots were deve loped
it cannot help but increase the value of your property by kiringing a modern
bui Idi ng to the area.
