Re: Proposed Consolidation of Lot 75 and Portion of Lot 76 for a Manufactured Home
Residence Site
On May 6, 2004, you transmitted a letter to my attention requesting City authorization to
consolidate a portion of Lot 76 of the approved Manufactured Home Park Site Plan for
Mission Meadows (MHP -4-96) for the purpose of having an enlarged building lot for the
placement of one (1) manufactured home.
Pursuant to Section 14.808.020.3 of the Spokane Valley Interim Zoning Code, an approved
site development plan shall not be altered unless approved by the Director or designee,
provided that the proposed alteration does not represent a substantial change in the
previously approved site development plan, and does not increase the overall site
development plan density.
The Mission Meadows Manufactured Home Park is currently authorized for a maximum of
one hundred and twenty-two (122) manufactured home lots. The proposal to incorporate a
portion of Lot 76 into the lot area of Lot 75 is not a substantial change in lot design or
configuration and will not increase the overall density of the project. Therefore, the Current
Planning Division approves your request to combine a portion of Lot 76 with Lot 75 subject
to compliance with the following conditions of approval:
1. The remaining portion of Lot 76 shall not be built upon unless combined with another
existing lot.
2. All conditions of approval from Spokane County's approval of MHP -496 and ZE-56-96,
as applicable, shall continue to be complied with.
3. The installation of the manufactured home on the combined portion of Lot 76 and Lot 75
shall comply with all applicable requirements of Chapter 14.808 (Manufactured and
Mobile Home Standards) and with the conditions of approval for MHP -0-96 including but
not limited to building setback requirements.

Lot line adjustments
Dear Kevin,
Recently we have had several customers who have wanted to place large lames with garages
m our cormoo mitt'. Currently we have no lots large enough to accommodate them so we have
offered them one lot and a portion of an adjacent IaL Because our venW spaces are based on
an approved sate plan and are not putted lots, I wdegstood that there is a fair amount of
f Y to adjust lot )ides as long as the resuhkg tots cow to con4jy with the provisions
of the Ndamifictured Ham PIark Devickpnent Standards ofthe (,'iity's Zoning Code, and as
long as the total number of approved lots (122 lots in our case) is not exceeded. I now
understand that the City will probably be fimible m regard to these kinds of lot adjustments,
but that we wdl need to document the adjustments with the City as they occur.
To date, the situation has arisen twice, where we have made three lots into two lots. An
explanation of what we did or want to do is tabulated below.
