Plannl.ng Commission Recommendation: Approve to Comercial Zone, subiect
to followinq concl.itions:
A. C onditions :
1) Dedications and improvements, access control.
a) Dedication and improvement to Spokane County standards
of the west 10' of the advertised property along Blake
Road for right of way.
b) Dedication of the south 60' of the advertised property
for future Second Avenue.
c) Deciication of a 20' radius on the southwest corner of
the subject property.
d) Approval of acce s s by the Spokane County Engineers' office,

Landscaping along Sprague Avenue shall be installed in accord-
ance with the approved plot plan on file with fihe application.
Plantings withinthe landscape stnp shall be of a species
