Planning Commission Recommendation: Approve to Commercial Zone,
subiect to the #ollowinq conditions:
A. Conditions:
1. Dedication of a 20' radius at the northeast corner of the advertised
property (Dyer & Mallon) and a 20' radius at the southeast corner
of the subject property (Broadway & Dyer).
2. Installation of fire hydrants in accordance with the recommendations
of the Spokane Valley Fire Marshal.
Background:
In 1965, the Planning Commission zoned Lots 3, 4, 5, 14, 15, and 16,
Block 16, Piper's Subdivlsion, to Commercial to provide for motel sleeping
quarters for drivers and customers of the Broadway Truck SeYVice. Motels
are a prohibited use in the Manufacturing Zone. The applicant requests that
the existing motel be expanded eastward into Lots 1, 2, 17, and 18,
Block 16, Pipet's Subdivision.
B. Reasons:
The Planning Commission is of the opinion that the specialized nature
of the motel operation; i.e,, accommodations for truck drivers, is
conducive to and compatible with an indu strial are a, and, therefore,
recommends Commercial zoning for the proposed site.
