(Lemen Airpark Addition)
Planning Commission Recommendation: Approve to Sinqle Family
Residential (R-1) Zone.
A. Reasons:
1. The Lemen Airpark Addition was filed in 1955 and incorporate s 93
suburban lots ranging in size from 10, 000 sq.ft. (80x125) to
21, 000 sq.ft. (150x140). All lots wfthin the subdivision meet the
minimum frontage requirements for the establishment of a residence
in the Single Family Residential Zone.
2. The plat has been substantially developed with single family
homes. Of the 93 lots, 82 lots contain single family residences,
10 lots are vacant, and the remaining lots and community site is
developed as a park. Restrictive covenants have been established
to preserve the residential character of the subdivision.
3. The Single Family Residential Zone would prohibit (1) animal
keeping (except household pets), (2) duplexes, (3) home
occupations, and (4) mobile homes by special permit.
