This is true of zoning ordinances, which are laws intended to protect and govern the many different uses of land in Spokane County It is my responsibility, as the Zoning Investigator, when the situation arises, to help resolve conflicts involving the Spokane County Zoning Ordinance. It has come to this offices attention that a mobile home has recently been installed at East 7310 4th Avenue, Spokane County, parcel number 24531-3309 It also appears as though accommodations have been made for the installation of an additional mobile home on this parcel and the installation of a mobile home at East 7302 4th Avenue, Spokane County, parcel number 24531-3310. As Section 4 05 040 of the Spokane County Zoning Ordinance allows for only one residence to be located on a parcel of land, you have, in essence, created a mobile home park Section 4 05A 050 of the Spokane County Zoning Ordinance currently requires thdt, "Manufactured (mobile) Home Parks sha11 contain a mznimum of 5 acres. The Hearing Examiner Committee may approve parks less than 5 acres subject to the following conditions• " 1. An existing residence, of conventional, single family con- struction, is incorporated into the Nlobile Home Park. 2. The proposal is compatible with adjacent land uses. 3. The proposed density is compatible with adjacent land uses. To date this office has been unable to locate any apDrovals by the Hearing Examiner Committee.
