The laws and regulations in our society are, at times, difficult to under-
stand and fully comprehend. This is true of zoning ordinances, which are
laws intended to protect and govern the many different uses of land in
Spokane County It is my responsibility, as the Zoning Investigator, when
the situation arises, to help resolve conflicts involving the Spokane
County Zoning Ordinance.
It has come to this offices attention that a mobile home has recently been
installed at East 7310 4th Avenue, Spokane County, parcel number 24531-3309
It also appears as though accommodations have been made for the installation
of an additional mobile home on this parcel and the installation of a mobile
home at East 7302 4th Avenue, Spokane County, parcel number 24531-3310.
As Section 4 05 040 of the Spokane County Zoning Ordinance allows for only
one residence to be located on a parcel of land, you have, in essence,
created a mobile home park
Section 4 05A 050 of the Spokane County Zoning Ordinance currently requires
thdt, "Manufactured (mobile) Home Parks sha11 contain a mznimum of 5 acres.
The Hearing Examiner Committee may approve parks less than 5 acres subject
to the following conditions• "
1. An existing residence, of conventional, single family con-
struction, is incorporated into the Nlobile Home Park.
2. The proposal is compatible with adjacent land uses.
3. The proposed density is compatible with adjacent land uses.
To date this office has been unable to locate any apDrovals by the Hearing
Examiner Committee.

of this letter, should be sufficient time for you to bring your property
into compliance with the requirements of the Spokane County Zoning Ordinance
by either removing the recently installed mobile home, or by contactinq
the Spokane County Planning Department and taking the necessar_y steps as
required by that department in a timely fashion in order to legalize your
particular situation Do not hesitate to act upon this important matter,
since a violation of the Spokane County Zoning Ordinance is a misdemeanor
and does carry a penalty I am sure it is important to you, as it is to
me, that we resolve this situation quickly.

Reasons for Present Action;
A. The Planning Commission is of the opinion that the area advertised for
Residential 11/[obile Home zoning is appropriate for mobile home develop
ment because:
1) The subject area contains a mixture of residences and mobile
home s .
2) Few apartments have been established in the area and the remain-
ing vacant ownerships are, in most caaes, too small to accommo-
date apartment development.
3) The Commission notes that most of the vacant properties in the
subject area have subsequently been utilized for mobile home
development. In some cases, mobile homes have actually
replaced older re sidential structure s.
4) The Commission is of the opinion that much of the area has been
upgraded by the influx of mobile home development.
B. The Planning Commission is of the opinion that the area approved for
Agricultural Suburban zoning is appropriate for residential development
