A. Reasons;
1, The exxsting vacant building on thc subject property, which was
recently and intzrmittently used for lodge and various business
purposes, appears to have lf mited potential unle s s it can bz
utilized for some business use, The Local Business zoning would
grant some limitL!d commc:rcial usc:s to the property and the exist-
ing builda.ng,
2. The subject' property lies between the Wiilwaukee Railroad and an
e stanlished and dc:veloped Local Busines sZone (1969). The
property 31so fronts on Pines Road, a State Highway. The apart-
rnent houses to the we st of the subject property provide an
adequate transition to the residential neighborhood. Because all
of thesc- iactors must be considered in approving this application,
the Planning Commission is oi the opinion that such approval
should not jeopardize the Commission's general position of not
allowing random cofnmercial development south of the Nilwauke2
Railroad tracks in the Spokane Vallcy.
