Knox
Dear Henry,
Dennis Crapo, the owner of the existing Flora Meadows plat would like to install an
additional driveway for lot 27, located at the intersection of Flora Road & Knox Avenue,
within the Flora Meadows plat. Installing a proposed driveway will reduce the amount of
provided treatment area, however, additional treatment area was provided for the
affected swales at the time of design, and the treatment area was calculated based on
the '208' method, using the equation V=1815A. As this plat resides in well -draining
valley gravel soils, we feel the driveway will be able to be installed while still allowing the
existing swales to provide their required treatment area.
Per the design plans dated 12/14/2005, the affected swale along Flora Road required
187.27 square feet (93.6 cubic feet) of treatment area and provided 234.34 square feet
of treatment area. The affected swale along Knox Avenue required 354.00 square feet
(177 cubic feet) of treatment area and provided 684.23 square feet of treatment area.
Using the equation V=1815A, the swale along Flora Road is required to treat 2,246 +/-
square feet of pollution generating impervious surface (PGIS). The swale along Knox
Avenue is required to treat 4,248 +/- square feet of PGIS. Adding a 20' wide driveway,
approximately 210 square feet, would increase the total square footage of PGIS to
6,704 +/- square feet. Using the reduced treatment area equation, V=1133A, this would
require 348 +/- square feet of treatment area.
If the driveway were added to the Flora Road swale, the swale would be required to
provide 128 square feet of treatment area. The driveway would reduce the provided
swale area by 80 square feet, leaving 154.34 square feet of treatment area, which is
greater than the required 128 square feet. if a driveway were added to the Knox Avenue
swale, the swale would be required to provide 232 square feet of treatment area. The
driveway would reduce the provided swale area by 60 square feet, leaving 294 square
feet of treatment area, which is greater than the required 232 square feet of treatment
area.
