A. Conditions :
1. Approval of a trailer court design for the proposed development
by the Zoning Adiustor (such application to be made within six
(6) months). 5uch plan to include fencing along the south and
east property line s .
2. Approval of sewage #acilifiies and water system by the Spokane
County Health District.
B. Reasons
1. The Planning Commission limited the proposal to the VUest 104
feet of the advertised property to allow the applicant to use the
property to provide more area for the oxisting trailer sfialls to the
west of the zone change proposal. (iVtuch af the area included in
the limited proposal is underlaid with drainffelds from the exist..nc
trailer court. )
2. The Planning Commission is of the opinion that the zone change
reque st i s a logical extension of the exi stf ng frailer park u se .
In the opfnfon of the Planning Commission, Residential Mobile
Home zoning for the subject property is a better alternative than
permitting the expansion of Commercial zoning along this port,ton
of Spraque Avenue. Most of the Commercially zoned propertie s
in the area are presently utilized for motels, tourist courts, and
traller courts.

4.24.110 Trailer Court
a. Zone Permftted: Nlultiple Family 5uburban, Residential Mobile Hame,

b. Conditional Standards.
(1) 75% of the stalls in a trailer court shall have a mfnimum area of
at least two thousand five hundred (2, 500) square feet. The
remaining stalls shall have a minfmum area of at least i.wo
thousand one hundroed (2,100) square feet.
(2) 70% of each trailer stall area shall be left in open space.
(3) Each trailer stall shall be a minimum of 35 ft. in width.
(4) Minimum spacing of trailers side by side shali be not less than
20 feet; end to end shall not be less than 10 feet.
(5) 1Vo trailer shall be located closer than 25 feet from any existing
public right-of-way and not le s s than 10 feet from any property
li ne .
(6) Every trailer stall shall have one off-street parking space of not
less than 200 square feet in area. Such parking space shall be
provided either within the stall spave or elsewhere within the
trailer court, no further than 200 feet from such stall.
(7) Each access road shall connect with a street or highway, and have
a minimum width of not less than 25 feet and shall be well
marked in fihe daytime and adequately lighted at night.
(8) The trailer court plan must be submitted to the Spokane County
Planning Commission staf# for review of the design in relation
to traffic, points of acce s s and egre s s.
(9) All areas used for access and egress, parking and circulation,
shall be paved in a manner and standards prescnbed by Spokane
C ounty.
(10) All area s other than acce s s and egre s s, parking and circulatf on,
and service buildings shall be completely and permanantly
landscapeda
(11) Surfaced and lighted walkways shall be provided to all service
buildings.
