Flanning Commission Recommendation; Approve to MultilDle Family
Suburban, subject to the followincr dedicatfons:
1. The Southerly 17 1/2 feet of the subject property along Mans#ield
Avenue for right of way purpose s.
2. The Southeasterly tip of the property south of the extension of a line
drawn easterly from the previously requ3red dedication boundary for
alignment purpose s .
A. Reasons:
1. The Planning Commission is of the opinion that the proposed
development is compatible with the existing and the proposed
development in the area. A trailer court facility presently lies
to the south of the multiple family proposal. Multiple family
development is contemplated on several frontage properties along
Pines Road. The Spokane Valley Elks also has the property to the
north reserved for a future lodge site.
2. In a zoning plan reviewed by the Planning Commission in 1968,
Multiple Family zoning was indicated as approprfate for the
frontages on Pines Road between Marletta Avenue and Mansfiel.d
Avenue. The zoning plan also indicated that Residential Mobile
Home zoning would be appropriate for the frontages on Mansfield
Avenue between Pines Road and Bowdish.
