use.

ZONE CHANGF - AGRICULTUR.AL TO MULTIPLE FAMILY SUBURBAN
In the matter of that certain recommendation of the Spokane County Planning
Commission dated January 29, 1970, that the below described property be
reclassified from Agricultural to Multiple Family Suburban:
Section 15, Township 25 N., Range 44, E. W. M. Block 119 of Vera, ,
except the South 185 feet subject to the Spokane-Colfax Transmission
Line easement; together with a 50 foot strip immediately west of the
Bonneville Power Administration power line easement from the above-
described parcel to Valley Way more particularly described as follows:
ThP West SO feet of the East 438 feet of the South 185 feet of said
Block 119 of Vera.
The Spoka ne Board of County Commis sioners , at their regular meeting on
Thursday, March 261 1970, did concur with the Planning Commission's
recommendation for approval to Multiple Family Suburban, subject to the
following dedications:
a. That the northerly twenty-five (25) feet of the subject property
be dedicated to the County for road right of way purposes and
the future expansion of Alki Avenue, and
b. That the westerly ten (10) feet of the subject property be dedi-
cated to the County for widening of McDonald Road.
c. That the south 5 feet adjoining Valley Way be dedicated for
street widening.

1 The subjeCt proFerty in our opinion would be difficult to develop
tor 1 family dwellings du3 to an established electrical substation
and due to being split in half by a 150 ft transrnission line ease--
ment Also, the proparty is adjacent to McDonald Road, a
"collecfior' arterial
The applicant's architect has submitted a proposed development
plan for z27 apartmQnt units which we beliave will minimize the
high density appearance of the project
2 Vle have not qenerally recommended approval of high density
residential projects (apartments) in the intorior of established
single family neighborhoods, preferring rather to encourage such
develonrnent on the adges of the neighborhoods on tha mora
importanf arterials and nearer commercial districts vVe do not
intend this recommendatfon as a repudiation of these general
criteria but rather as a reasonable exception which we feel is
justified by the peculfar problems of this site
