granted to the existing Commercial zone on the parcel south of the site, to allow the the development of the existmg Super Amenca converuence store The apphcant is interested in landscaping and screemng sitnilar to that allowed on the convenience store site By unplementing a Type I Landscape Screen ul the west 55 feet of the property, the apphcant will provide more screenYng than that currendy requued witb the 3 1/2 feet lugh ornamental masonry wall m an 85 foot wide open landscaped azea The Type I Screen will be taller (46 feet) and wider (5 feet) tha.a tfie requu-ed wall thus providuig a better screen to the neighbors After tlus is achieved, the 301ess feet behuid the screen wfl1 not be perceptible to the residences on Hutchinson Street There is an exishng evergreen hedge the north are proposed mini-warehouses To the west of the site, across Hutchinson Road, are single fanuly residences The proposed changes will have no significant effects to the existing and proposed commercial uses The residences to the west will also actually benefit from the proposed change to the landscaping as outluied at the end of the last sechon The existing firewood storage area will be required to be relocatei away from the west property hne and behind the Iandscape screen Site Longhorn Barbecue restaurant The proposed land use is a change of conciitions which will omit the need for a four foot high ornamental masonry wall along the west and south side of the property and decrease the landscaping width requuement on the west property line from 85 feet to 55 feet The exisdng firewood storage area on the northwest corner of the property 2s not in compliance with the outdoor storage standards of the Regional Business (B 3) zone The wood may not be stored wirhin the froot property line, whichever provides the greater setback from the centerline of the roadway nght-of-way The applicant is aware of this problem and has agreed to move the pile to an appropnate location on the property North Vacant lot wluch is proposed future site of a mini warehouse complex (File #BP-148-91) South Super Amenca converuence store 12/92 HEC Staff Report for ZE 91B 70 Page 47 V EasL Vanous businesses and restaurants West Single family resldences G Circulation Pnmary access to the site wnll remain as it exists from A,rgonne Road and Montgomery Avenue There is no access allowed to
