1 The Planning Commission has been approving specitic applications
for Multiple Family Suburban zoning for Pfne s Road frontage pro-
perties and the area between Sprague and Main Avenues The
Commis sion note s that the advertised parcel lie s outside of
the areas vrhere apartment developments have been approved
2 The Commi s sion i s of the opinion that the submitted apartment
proposal would be unduly detrimental to adjoining residential
properties to the east, north, and west Surroundfng land uses
include two re sidence s to the we st, residentf al tracts to the
north and single family residences to the east
3 Although two small apartment projects have been established to
the south of the proposal (south of Main Avenue), the Commission
is of the opinion that the advertised area is not presently
conducive to multiple family development because of the
establfshed residential character of properties to the north of
Main Ave nue

We the follovring do object to the construction of a high density
multiple residence apartment complex to be built in the area described
above. lhe reasons for this objection is.
l. The area at persent is occupied by single family dwellings.
2. The construction would be surrounded on three sides by pasture
and small farrcing operations.
3. Komes on the entire block have large one -half acre or lar;er
acErage where many residents either hav'e farm animal or engage
in some type of small farming activity.
4. The conflict between dense apartment type oo nstruction, livestock
and resulting noise and oafiors would unavoidably result in conflict
of interests.
