Planning Commission Recommendation: Approve to Commercial Zone, sublect
to the followinct conditions:
A e Conditions:
1. Approval of access to the subject property by the Spokane County
Engineer` s Office o
2. All vehicular storage areas shall be enclosed with a 6' high sight-
obscuring fence as indicated on the approved development plane
There shall be no storage of vehicles, parts, or other materials
outside of the fenced area o
3. Off-street parking areas shall be maintained in hard surface paving e
4. Installation of fire hydrants in accordance wifih the requirements of
the Spokane Valley Fire Marshal.
B. Reasons:
1. The advertised property is situated between Sprague Avenue and the
railroad tracks o The Comprehensive Plan indicates that similarly
located properties in the Opportunity and Vera communities are
appropriate for commercial development. Commercial and light
industrlal uses have become established along Sprague Avenue and
Appleway 1n the Greenacres Community e
2. The Planning Commission is of the opinion that the proposed use is
compatible with surrounding land uses. The conditions of approval
will reduce the storage problems normally associated with aufiomotive
repair garages.
