(Postponed from December 8, 1972 Hearing)
Planning Commission Recommendation: Approve to Commercial Zone
subject to the following conditions:
A. Conditions:
1. Approval of access by the Spokane County Engineer's Office.
2. The Director of Planninq shall approve a specific exterior
1lghting plan for the advertised area prior to the installation
of such lighting (such plan shall attempt to confine illumina-
tions to the commercial area wfth full consideration to
adjacent resfdential properties).
3. Approval by the Director of Planning of a specific landscape
plan for the advertised property. Such plan shall incorporate
a 10' Iandscape strip alonq Apple Way. An automatic
sprinkler system shall be installed to serve the landscape strlp.
4. No free-standinq sign on the premises shall exceed forty (40)
square feet in area nor twenty (24) feet in heiqht. All siqns
may be illumfnated provided that they shall not be animated
nor flashing and shall be of low intensity not exceeding the
equivalent of four hundred twenty-five (425) milliamperes
fluorescent tubing behind plex face spaced on seven (7) fnch
or more centers, or of exposed neon not exceeding thirty
(30) milliamperes.
B. Reasons:
1. The advertised property lies between two commercially zoned
propertie s on Apple VJay. The Commi s sion note s that most
of the trontage properties on Apple VVay between Corbfn Road
and the advertised property are cwrrently utilized for commer-
cial and business activities.
2. The staff is of the opinion that the conditlons of approval will
make the project more compatible with surroundinq residential
propertf e s .
