f or the signatures of my wif e and myself. The f orm fs signed and
notarized. I have forwarded the second copy of the right-of-way you
eaclosed to me to the contract owner, Pugest Sound National Bank Trustees
Tacama, Washington, for signature and return to me. I hope to get this •
form back very soon and will fmmediately be forwarding it to you.
Due to the fact that the County Commissioners will meet for the decisfon
of approval on this zone change recammended by the County Planning Cam-
mission on November 30thp I wanted to have nay signed copy in your hands
at the earliest possible date. I fully expect to have the signed copy by
the contract owner in your hands before that day, however, I want you to
be assured by this letter that if for any reason the contract owner does
not agree to the right-of-way you xequire for the 20 fcot radius on the
two corners, then I will pay off the contract immediatelq, dissolving the
interest of the contract owner in the property. Hence you have my assurance
that compliance to qour request for the right-of-way desired by your office
is granted solely by my enclosed right-vf-way deed and my abave guarantee.

Planning Commission Recommendation: Approve to Residential Office
Zone r subject to the followinq conditions:
A. C onditi on s:
1. Dedication of a 20' radius on the northwest corner of Clinton
and Sprague.
2. Dedication of a 20' radius on the northeast corner of Clinton
and Sprague.
3. Approval of access to the subject property by the Spokane
County Engineer's Office.
4. A 6' high residential type fence acceptable to the Director of
Planning sha11 be constructed along the north lines of the
advertised propertie s .
5. Development shall be in substantial conformance to the submitted
plan; f, e., one office building on each lot located substantially
as shown. The buildings to be limited to one story.
6. Installation of fire hydrants in accordance with the requirements
of the Spokane Valley Fire Marshal.
B. Reasons:
1. The Planrung Commission has been approving applications for
Re sidential Office zoning for fronfiage propertie s on the north
side of Sprague Avenue between Farr and Sullivan Roads.
2. The Planning Commission is of the opinion that the performance
