ZONE CHANGE
ZE-124-72 - AGRICULTURAL TO MULTIPLE FAMILY SUBURBAN: FRUTCHEY
Planning Commission Recommendation: Deny.
A. Reasons:
1. The Sullivan Road frontage properties lying south of Fourth Avenue
are single family residential in character. The ad joining residential
neighborhood has had considerable subdivision activity for single
family homes3.tes. In our opinion, approval would constitute spot
zoning. 2. Although there are several church properties and the Central
Valley High School in the immediate area, the Planning Commis sion
is of the opinion that such uses do not sufffciently disadvantage
the advertised property for single family or duplex development.
3. The Commission notes that the applicant retains the option under
the present zoning to create at least four platted building sites for
r single family residences/duplexes.
4. A revfew of the applicant's development proposal (three fourplexes
on the 1 1/4 acre site) reveals that the segregated lots would not
have sufficient width to readily accommodate required setbacks
and in the case of two of the lots, the depths would be somewhat
excessive.
