(Continued from the October hearing)
Planning Commission Recommendation Approve to Restricted Industrial
Zone, subject to the following conditions.
A. C onditions :
1. Dedication of the West 10' of the advertised property
along Flora Road for nght of way.
2. Dedication of a 20' radius at Flora Road and Dalton Avenue.
3. Approval of access by the Spokane County Engineer's Office.
4. Installation of fire hydrants in accordance with the require-
ment of the Spokane Valley Fzre Marshal.
5. Installation of a 6' high sight-obscuring fence along the East
property line of the advertased ownership and fencing of all
storage areas in accordance with Section 4.11.120 of the
Spokane County Zoning Ordinance.
B. Reasons:
1. The Comprehensive Plan fndicates that the advertised property is
appropriate for light industrial uses.
The Planni.ng Commission has been approving requests in accord-
ance with the Comperhensive Plan for R,e stricted Industrial
zoning within the corridor which lies between the Spokane Inter-
national tracks and Trent Road and between Flora Road and
Barker Road.
2. The Re sitricted Industrial Zone contains re strictions which would
prohibit industrial pollution, heavy manufacturing activities and
extractive operations. The re quired fencing would help to protect
exi, sting re sidential use s in the vicinity.
3. The adverta.sed property is immedi.ately east of the Spokane
Industrial Park which is zoned Manufacturing.
