Planning Commission Recommendation• Approve toResidential Office Zone.
A) Reasons
1) The Planning Commission has been approving Residential
Office Zoning requests for properties on the north side of
Sprague Avenue. The Commis sion notes that the R+e sidential
Office classification would provide an effective buffer between
the commercfally developed properties on the south side of
Sprague Avenue and the developing residential neighborhood
to the north of Sprague Avenue.
2) The Planning Commfssion is of the opinion that the performance
standards of the Residential Office Zone would insure compa-
tibility of the request with existing and potential residential
development in the area.

Reasons:
In circulatircg the netition, the apAlicant revised the area covered
by the request but failed to make such notation on the vetitZOn.
Because the Detition was cirQUZated wlthin 400 feet of the expanded
request, the Commission agreed to incoroorate the additional pro-
perty for advertisement and consideration at the October hearing.

MULTIPLE FAMILY SUBURBAN TO RESTRICTED INDUSTRIAL.
Planning Commission Action: Advertise for the October hearine a
chanee in a conditzon of ZN_43_67T Multinle Familv Suburban to Restricted
Industrial - Clemans, et al., reauirine that the N 1/2 of Block 22 be
fenced Drior to fZnal resolution by the Board of Countv Commissioners.
Reason :
In a letter to the Commission dated August 24, 1972, Orph C. Shaw
requested that the"fencing condition' of the previous aDDroval be
waived in order to get Restricted Residential Zoning. The letter
lndicated that the trucking business formerly conducted on the
orox)erty was inactive and that warehouse nronosals were being
considered. The Commission agreed to consider the waiver at the
October hearing.
