Athree foot landscape strip along Sprague Avenue and a 10 foot

Sprague Avenue landscape strip shall be of a species which will
not attain a heighfi of more than three~ feet. A planted or ornamental
masonry screen at least forty-two (42) inches in ehight shall be
installed along the north line of the approved groject. The
Director of Planna.ng may approve an ornamental fence in lieu
of said screen.
An automatic spnnkler system shall be installed to serve the

4) Off-street Parking Areas - Development.
The design, location and arrangement of parking stalls and
dnveways shall be in accordance with standard traffic
engineenng practices. Any portion of the lot which is to be
dnven on by automobiles shall be maintained in hard-surface
paving.

s quare feet in area or thirty-five (35) feet in height o All signs
may be illuminated provided that they shall not be animated
nor flashing and shall be of low intensxty, not exceeding the
equivalent of four hundred twenty-five (425) milliamperes

or more centers, or of exposed neon not exceeding thirty (30)
milli ampe res .
6) The Director of Planrung shall approve a specific exterior
lighting plan for the approved area prior to installation of such
