Conditions: 1. Approval bv Zoninq Adjustor. . Approval of a trailer court design for the advertised blocks by the Zoning Adjustor (such application shall be made within six (6) months). 2. Landscape Screen. A landscape screen acceptable to the Director of Planning shall be installed along Fourth Avenue. Direct acce s s from traiier stalls to Fourth Avenue would be prohibited. 3. Acce s s Approval. Approval of acce s s by the Spokane County Engineer' s Office. 4. Fire Protection. Provisions shall be made for fire hydrants in accordance with the requirements of the Spokane Valley Fire Marshal. The Fire Marshal may also require additional safeguards because of the gas pipeline easement which runs through the trailer court project area. 5. Sewaqe Disposal. Approval of sewage disposal facilities by the Spokane County Health District. B. Reasons: 1. The trailer court expansion is to the southeast of the existing • facility which is zoned Commercial. 2. The Commission is of the opinion that the proposed trailer court expansion would not have a detrimental effect on residential properties to the south and east.
