Since last fall, I have removed all sheetrock and paneling in the original portion of the house
(indicated by the rounded rectangle around the entire West end; this is what was left after the termite -
damaged East end of the house was essentially removed and to which the addition is connected as
covered by the existing permit). This process revealed several problems which I hope to fix with these
changes. At the same time, it seems prudent to improve the overall floorplan. I hope to do the
following, given what I have discovered in exposing the structure:
1. Insulation: The exterior walls were insulated with cardboard. I will replace it with the maximum R-
rated insulation that will fit in the existing 2x4 walls. Over the top of that, I would like to put rigid foam,
reducing the thermal shorts created by the studs and increasing the total R -value.
2. Windows in the original section do not have headers, even on bearing walls (N and S walls).
would like to add headers to all and replace old aluminum windows with more energy-efficient vinyl
windows. While I'm at it, I'd like to move the front door to the North and frame in a larger West -facing
living room window. The size and position of all windows, including those in the new section, have
now been finalized and positioned as shown in this floorplan.
3. Interior walls: The wall between living room and bedroom was originally created with a mish-mash
of small pieces of wood. I plan to replace this wall and add a small entryway. A small closet will be just
North of the front door which can also be accessed from the second bedroom (A).
4. Bathroom: I had hoped to remodet the bathroom later, but found that the floor was severely
damaged by termites and ready to fall through. I will be putting in a new tub, sink and toilet, and
taking the opportunity to rearrange them while I'm at it. I'd like to add a narrow window for ventilation
between existing 2' studs (B).
5. Plumbing: I will be applying for a plumbing permit at the same time I submit these changes. In the
bathroom, the soil pipe had totally disintegrated and I found the termite colony living around it. (Every
time the toilet flushed, the termites got the water they needed!). All the plumbing was questionable (a
stick had been thrust into one T -fitting apparently to plug a leak!). 1 would like to replace ALL of it. I will
connect to the existing city water supply line which is approximately 2 feet South of the old kitchen
window (C appproximately).
6. Porches: I need to add porches to the front and back of the house to replace the old concrete stairs
(that I am told harbor termites!). I think long, narrow ones will work best, with just two stairs necessary
to get to the ground as it's very low.
7. Kitchen: I'd like to put a brand newkjtchen in the Southeast corner of the house. Going clockwise
around the room there will bo -a Move, vent above the stove, a fridge, a stacking washer and dryer,
the sink (no garbage disposal), and a dishwasher.
8. Hot Water Heater: This will be moved a few feet south to the center of the closet (D).
