approval will make the project more Compatible with surroundinq
residential properties. The offica projact is compatible with surround-
ing residential properties. The office project is compatibla with
surrounding residential and office use s, transportation iacilitie s,
and the utility services and would have no appreciable effect on
continued residential use arid development of the area.

The above-entitled matter coming on regularly for hearing before the Board of County
Coramissioners of Spokane County, Washington, on this day, and it appearing to the
Board that the Spokane County Planning Commission has given due notice of the hearing
on the matter in the manner and for the time provided by law; that said Planning
Commission has held a public hearing as required; and that the said Planning Commission
concurrs in the plan to zone the following described property as:
RESIDIIVTIAL OFFICE
The S 126.5' of the E 276.43' of Tract 133 of Opportunity, except county roads.
Section 17, Township 25 N., Range 44, E.W.M. Spokane County, Washington.
NOWs THEREFORE, BE IT RESOLVED, that the above-described property be, and the same
is zoned under the classification of RESIDENTIAL OFFICE as defined in the Zoning.
Ordinance of Spokane County, adopted August 25, 1953, as amended.
AND FIIRTHER BE IT RESOLVED that any developmentment on the above-described property
shall be subject to the following conditions:
1) Improvement to Spokane County standards of the east 15' of the advertised
property along IIniversity Road for right of way.
2) Improvement of the northwest corner of University Road and Main Avenue.
3) Installation of curb, sidewalk, drainage control, and paving to existing oil
along Main Avenue.
4) Access permits for the site shall be obtained from the Spokane County Engineers'
:office prior to release of building permits. Driveway access from the project to
University Road shall be prohibited. '
5) Installation of fire Hydrants in accordance with the requirements of the Spokane
Valley Fire Marshall.
6) No structure shall be constructed on the premises which exceeds two (2) stories
in height.
