This proposal concerns property located at S.I4-I003 Pines Road in the
Spokane Valley. At the present time, the property is zoned R.O. We
would like to request a Conditional-Use Zone change to establish and op-
erate a stereo shop there. We believe the surrounding area will be con-
ducive to maintaining such an operation, yet not disturb the existing
businesses and homes.
Hal's Stereo has been in business in Spokane for 15 years. We feel
we have been very successful and our addition to the Valley would be wel-
comed. We want the house to remain in appearance just as it is, inside
and out. The concept is to let the stereo-buying public hear a system
the way it would sound in their own home. We plan on furnishing the
house just as a regular home would be. This is why we want this location
with the house, instead of buying or building a conventional store.
The amount of vehicle traffic would rarely go over 5 cars at a time.
This is based on the current trend existing at the downtown store. The
operating hours will be from 10 AM to 6 PM. Any private showings after
b PM are reserved to a few people at a time. The noise levels are low
because of the interior insulation and individual showing rooms. Al1
these factors serve to maintain the present residential atmosphere.
To the north of the building is the Va11ey Green apartment complex.
To the east, there is approximately 300' to another residentail property.
To the south is a real estate office. Enclosed are photographs of the
building and surrounding area. The landscaping will remain much as it is
with the exception of the removal of some shrubs for parking. There is
an adequate driveway for easy access. The exterior sign will be low-key
and within the county codes.
We want the home atmosphere to remain. This type of business is
semi-specialized and drop in customers are relatively few, as compared to
a clothing store where people browse or just spend time.
The appearance will remain the same and the adjacent property not be
disturbed. We are a reliable and responsible business and feel our pre-
sence will add to the development and prosperity of the Valley.
