A. COIVDITIONS:
i. Dedfcatfon of a 30' curb radius on the northeast corner of Tvaelfth '
Avenue and Pine s P.oad.
2. Improvement to Spokane County standards of Twelfth Avenue.
Improvements shall inciude curb, sidewalk, drainaqe control, and
paving to exi sting oil.

Spokane County Engineer's offfce prior to release of building

ANALYSIS INCLUDING r"ANVIRO1ViVIENTAL ASSESSMENT:
1. The advertised property is located on Pines Road, a state high;ivay.
The Planning Commission has been approving requests for
Multiple Family Juburban and Residential Gffice zoning on the
major north-south arterials in the 33pokane Valley.
2. The Planning Comrrussion is of the opfnion that the performance
standards of the Residential Office Zone will make the project
more compatible tivith surrounding residential properties. The office
project is compatfble with surrounding residential uses, trans-
portation facilities and utility services, and would have no
appreciable effect on continued residential use and development
of the are a .

3. Tha site is situated within an urbanfzing areae The zone change
proposal would not have any greater effect upon the topography,
geology, biological and botanical characteristics, atmospheric
conditions, aquatic conditions and othzr natural development
than the uses allovved in the present residential classlfication.
The Commission, therefore, concludes that an environmental
impact statement is nofi required for the project.

the proposed change. As this is a quiet, residential-area and
we are property owners in this district, we definitely are against
any encroachnent by busiiaesses in this area, i`he added traffic,
which the streets were not designed to carry, not to mention the
disfigurement to the neighborhood.

All the owners contacted by the applicant ("C" Fritz Nelsen) signed the petition
for the zone change on the subject property. They were pleased that the 60 year old
house would be demolished and a bank building will be constructed by Fidelity Savings
& Loan. The subject property is adjacent and North of Thornhill Valley Funeral Home,
already zoned commercial.
