within 150 feeVof Alki Avenue shall ba either removed from the
premises or relocated to the Commercial zoned portion of the owner-
ship within 60 days of occupancy of the proposed store addition,
3, A Six (6) foot slatted cyclone fence or other fance acceptable to the ~

zone boundary within six#y (60) days of occupancy of the new addition ~

than the materials required in connection with the enumerated
permitted uses in the Commercial Zone. A11 storage must be
indoors or within a sight-obscuring unpierced fence six (6)
feet fn height. Storage areas must conform to the minimum
setback ragulations of tha zoneo"

11 The request is an expansion of the established commercial property,
Z. The site is situated on Appleway, a major arterial. The site is
e'L'factively separated from the neighborhing residential properties to
the south by tha Milwaukee Railroad tracks. A 150 foot strip has
been retained along Alki Avenue for a buffer between the commercial
uses established on Applevvay and the extablished residential
neighborhood north of Alkf Avenue.
3. The site is situated within an urbanizing area, The zone change
proposal vvould not have any greater effect upon the topography,
geology, biological and botanical characteristics, atmosphenc
and aquatic conditfons, and other natural devdlopment than similar
uses established along A,pplewayo The '.'_'3ommission, thzrefore,
concludes that an environniental impace statement is not required
