Planning Commission Recommendation: Approve to Residential Office Zone
subiect to the following conditions: (Vote was unanimous)
1. Approval of access to the subject property by the State Hfghway,
Department.
2. Installation of fire hydrants in accordance with the requirements of
the apokane Valley Fire Marshal.
A. REASONS:
I. The subject property is situat2d on Pine s Road, a State Highway.
The Planning Commission has been approving raquests for Mult2p:e
Family auburban and Residential Office Zoning on the major north-
south arterials in the Spokane Valley. Requests for Residential
Office Zoning have been approved at Pine s and Cataldo (19 71-19 72) ,
Pines & Sinto (1973) and Pines & Valley Way.
2. The Planning Commission is of the opinion that the performance
standards of the Residential Office Zone will make the project
compatible with re sidential propertie s to the we st of Pine s Road.
