Planning Commission Recommendation: Approve to Restricted Industrial,
Zone, subject to the following conditions: (Unanimous vote)
A. CONDITIONS: 1. Dedication of the easterly 5' of the advertised property along
Ct!ment for right of way.
2. Dedication of the northerly S' of the advertised property along
Portland for right of way.
3. Dedication of a 20' radius at the southwest corner of Cement
and Portland.
. Approval of accc:ss by the Spokane County Engineer's Office.
NOTE; Section 11. 12 0 require s a six (,3) -f:oot sight-obscuring
unpierced fence for open storage areas.
B. RiASONS:
1. The current Comprehensive Plan indicates that the properti.es
between the Trent Avenue frontage properties and the Spokane
River in the Grandview area is appropriate for light industrial
development.
2. The Fl anning Commi s siori note s fihat tne adverti sed property i s pre -
sently zoned Commerc2al v)hich allows automobile repair, ware-
housing, feed and fuel yards, etc. The Planning Commission is of
the opinion that the zone change request irould not be unduly detri-
mental to adjoining residential properties because of the perl'ormance
standards contained in the Restricted Industrial Zone classificution.
:3. Surrounding land uses include a service station and a printing shop
to the south, re5idences to the west, residences and a non-operatisi(,
cement plant to the north, and a residence and a tavern to the east.
