B. STAFI' ENVIRORTNIENTAL REVIE-:`v:
As required by -OTAC 197-10-320, the staff of -the County Planning
Commission reviewed the environmental check.tist submitted by 1vlr, Ed . Long for the Alki Subdivision Preliminary Subdivision, The proposal is
located approximately in the NV;: 1/4 of the SW 1/4 of Section 18, ,
Township 25N., Range 45 E.VlJ. N, fronting Alkt Road about 430 feet east
of F.lora Road. The proponent requests to subdivide about 5 acres into
eight (8) lots creating a dEnsity of 1.6 units per groos acre. The site is
located on the valley floor on rElattvely flat terrain which fs currently
betng used as producrive agricultural (cattle pasture) land.
The staff review has identified three potential areas of envfronmental
impacts. First, and common to all subdivisions is the increase In motor
vehicle traffic and all the effects associated therewith. These would
include such impacts as increased air pollution, specifically suspended
particulates from unimproved s[reets, increased noise, and increased
public safety hazards from traffic. In this case, these are not considered
significant.
A second potential environmental ir:lpact area considered was the increased
demand on public services and utilitles. This would lnclude such factors
as lncreased requiremEnts for pollce and fire protectfon, provision of
additional school, park, and recreational facilities, and additional mainter.

include such impacts as associated with extension of utility lines (power
natural gas, telephone) and the provision of suitable long term sewerage,
domestic water, storm water runoff, and solid waste disposal systems.

to residential. Existing productivea catt le pasture land will be converted
to single family residential use at a density of less than two units per
gross acre. Due to the relatively small size of this subdivision and the
fafrly low development density, this is not considered a significant impact
