ANALYSIS INCLUDING ENVIRONMENTAL ASSESSMENT: The proposed plat is adjacent to theexisttng plat of Guthrie's Valley View Fourth Additfon of similar denstty. To the west, exists a church; to the Ea st, the B take E lementary School, and to the South single family homes of similar density. The approximate 4.8 acre site will contain a total of 11 lots and will complete the subdivision of properties bounded by McDonal Cataldo, Blake and B'roadway. Preparatfon of the site for single family lots does not receive any alteration and improvemenCs beyond those normally associated with single famlly plat deve lopment for the immediate area. Furthermore, the land use is consi sta : with adjofning land uses and its demand for public services are adequately met by exf sting public services for the area. Therefore, the staff is of the opfnion that if the preliminary plat is approvec and devQloped to the above stated conditions, the proposed plat will not have any signtficant or greater impact that similar residential uses established fn the area. The staff concludes that an environmental impact statement Is not required in conjunction with the approval of thfs preliminar plat.
