The Planning Commission is of the opinion that Lhe proposed three story, 25 unit :'efficiency apartment house would not be compatible vvith the surrounding neighborhood. 2. The staff has reviewed the plan and is of the opinion that such a high derlsiLy project is not compatible with the existing residential development in the area. The staff notes that most of t:ze recently approved apartment projects in the Spokane ValZey have been constructed with 3,000 or more square feet of land area per dwelling unit.
