Planning Commission Recomumendation: Approve to Residential Office
Zone, subiect to the followinQ conditions:
A. Conditions:
1. Dedication and improvement to Spokane County standards of
~ the North 5' of the advertised property along Broadway Avenue
for r/wo (Improvements shall include curb, sidewalk,
drainage control, and paving to existing oil.)
2. Dedication of a 20' radius on the northwest corner of the
advertised property.
3. Approval of access by the State Highway Department and the
Spokane County Engineer's Office.
Backqround:
In 1963, the Planning Commission approved Multiple Family Suburban
zoning for a portion of the advertised property, subject to the approval
of a parking and access plan by the State Highway Department and the
County Engineer. The earlier request which proposed an office building
for the site was never finalized by Commissioners' resolution. The
present applicant proposes to construct a 2-story office building on the
site.
B e Reasons:
1. The Planning Commission has been recently approving
Residential Office and Nultfple Family Suburban applications
on Pines Road between I-90 and Sprague Avenue. The Planning
Commission notes that Residential Office and Multiple Family
Suburban zoning was approved at Cataldo and Pines in 1971-
72 and at Valley Way and Pines in 1968.
2. The Planning Commission is of the opinion that the performance
standards of the Residential Office Zone will make the project
more compatible with adjoining residential properties by
providinq for landscaping, Qncouraging proper development of
off-street parking areas, and limiting signs .
