(Barker Road Mobile Home Plat)
Planning Commission Recommendation: Approve, subject to the filinq of
a final plat and subiect to conditions attached to the preliminary plat.
A. Reasons:
1. Preliminary plat approval was granted by the Planninq Commissaton
on May 29, 1969, subject to conditions recommended by the
Planning Commission staff. This zone change proposal is in
accordance with the proposed mobile home development of the
applicant's plat.
It was noted by the Planning Commission and staff that several
of the lots delineated in the preliminary plat do not meet the
minimum 65 foot lot frontage required by the Residential Mobfle
Home Zone. One of the conditions of prelirrinary plat approval
wa s to increa se the width of the se lots.
2. Surroundfng land use: North and east - open acreage and
scattered residences; south - Spokane Rtver; and west - trailQr
court and mobile home plat.
3. Surrounding Zoning: North,, east, and south - Agricultural; anc3
west - Multiple Family Suburban.
B. General Data;

Planning Commission Recommendation: Approve, subiect to the followinQ
conditions: ~
A. Conditions:
1. That the plat be redesigned as indicated on the preliminary plat o:f
record to fncrease the area and/or improve the shape of those lots
indicated to make them moce compatible with the other lots in the
r plat and to provide more usable mobile home sites after building
setbacks have been met.
2. That a statement be placed in the dedication to the effect that lm~s
shall not have direct access to Barker Road.
3. That a statement be placed in the dedication to the effect that no
more than one mobile home unit be placed on any one lot, nor
shall any lot be further subdivided for the purposes of creating
additional lots or building sites without filinq a replat.
4. That the plat provfde a 601-0" riqht of way width for streets, with
a minimum radius at street corners of 20'-0", and that McMillan
Road extended to the River as shown on the preliminary plat be
indicated as a walkway only (assuming the concurrence of the
I.E.P. Co.) and that it be dedicated and improved as a walkway.
An additional 15' of riqht of way is required for Buckeye as shown o
5. That appropriate provision be made that the following descrlbed
property be held in trust until the adjoining land is platted: a 1'
strip along the road bordering the east line of the plat.
6. That appropriate street names be indicated.
7. That appropriate utility easements be shown prior to the filing of
the final plat.
8. That a certificate of title be furnished the Planning Commission
prtor to the filfng of the final plat.
9. That the preliminary plat be given conditional appraval to
june 1, 19 70.
10. That streets be improved to standards established by Spokane
County, or a bond to cover the cost of such improvements be
furni shed the County Engineer in the amount as determined by tle

11. That profiles of streets, proposed grades, and drainage plan of the
plat be submftted and approved by the County Enqineer before the
final plat is drawn. The County Engineer may require that design
of drainage iinprovements for the entire plat be made by a
registered civfl engineer.
12. Conditional approval of the plat is given subject to a written
approval of the road system from the County Engineer. The sub-
divfder is not authorized to have the final plat drawn until this
written approval is obtained.
13. That a name be indicated before the final plat is filed; such name
to be approved by the County Assessor.
14. That a statement be placed in the dedication to the effect that
dome stic water will be provided each lot prior to sale.
