R,easons: 1. The Comprehensive Plan for the area in question indicates high density residential development (apartments) or professional offices as permitted fn either the Multiple Family Suburban or Residential 4ffice Zones o Professional Office development fs already established within the area in questiono It i~s recommended that this existinar office development shou,td be encouraqed between Skipworth and Gilli}s Roads in keepina with the Planninq Commfs- sion's established policy of protectina residential areas north of 5„praaue Avenue bv the establishment of restrictive zoninq requla- tions such as contained in the Multiple Family Suburban or Re sidential Office zone s. 2, The Sprague Avenue property frontage between Gillis and Skipworth Roads has been developed in part with two - sinqle family residences, a frozen food locker, and doctors' offices.
