Planning Commission Recommendation; Approve for the following reasons
and subiect to the filinq of a final plat.
A. Reasons:
1. The subject property is located on the fringe of a residential neigh-
borhood (Trent).
The Planning Commission feels that the proposed mobile home
development of the property in que stion would be an approprf ate u se
of the property. The Planning Commission notes that an established
trailer court is presently being expanded in the immediate vicinity
of the subject property.
2. Comprehensive Plan: The Plan indicates the area as being on the
edge of a future light industrial land use corridor adjacent to the
Spokane International Railroad right of way.
3. Sunounding land use: North - vacant, undeveloped with the Mirabec-
Ranch residential area north of the "hill"; east - scattered single
family residences and a trailer court; south - scattered single family
residences and the Spokane International Railroad tracks; and to the
we st - an auto wrecking yard t a j unk yard, and open-undevelcped
land.
4. Surrounding Zoning: Agricultural.
