Reasons: 1. The Planning Commission finds that Commercfal zoning on the north side of Sprague Avenue exists from Gillis Road westerly to Univer- sity Road and from Skipworth Road easterly to Bowdish Road, leaving a two block area between Gillis and Skipworth Roads presently 2oned in a high density residential classification, The The Commission fs of the opfnfon that property in question should be zoned Commercfal because: a) Other businesses are already located within the frontage strip, b) The proposed bank develop- ment would not create any detrimental effect on surrounding land use and in fact would be a compatible land use for the area in question. 2.
