A. Reasons:
1. The subject property is presently occupied by professional offices
(Dentist, Insurance, Physiotherapfst, Pathology Lab, and
Doctors' Clf.nic) as presenfily permitted in the existing Multiple
Family Suburban Zone. The applicant has indicated his intentions
to maintain the professional offfce character of his property
between Farr and Sunderland Roads in keepfng wi,th two recent

Valley Chamber of Commerce property).
2. The Comprehensive Plan indicates hfgh density residential land

Dear Sirs:
On March 27, 1969 you are scheduled to hear the petition of
Drs. Belknap and MacNeil to change the zoning of the location
of their offices from Multiple Family Suburban to the new zone
classification of Residential Office.
I reside with my family at North 123 Walnut Road. I have
carefully compared the permitted uses under the present Multiple
Family Suburban zone and the proposed Residential Office zone.
It would appear that the Residential Office zone is slightly
more restrictive in that objectionable uses of "public office
building" and "apartments" have been eliminated, together with
the"farm animals."
The problem that gives me concern is the spot nature of the
proposed change. I am opposed to spot zoning and nonconforming
use permits. This area over the years by spot zoning and non-
conforming use permits has, over the objections of the resa.dents,
been changed from a most beautiful residential area to a commer-
cial area. As I write this letter, Chan Price's fine home,
which for many years was an asset and joy in the neighborhood,
is being demolished to make way far a used car iot. It is a
sad day.
Each time you nrake a concession to the commercial interests
it invites another assault upon our homes to move businesses
into the neighborhood. The past assurances by the Planning
Commission that they would "hold the line" has meant only
a slow retreat to the point that the "hot dog" stands are
now with us.
I request that the zone change be denied.
