At your request, we have visited the above residence to observe the condition of the existing
foundation and floor framing. The following is a list of our observed items and recommendations.
1) The residence was originally built within a few inches of the ground with no way to access
the crawl space. It the time of our visit the crawl space had been excavated so that there was
approximately 36 inches from the sub floor sheathing to the grade.
2) Crawl space ventilation needs to be added so that there is a minimum of 1 square ft of vent
per 150 square ft of crawl space area. Provide a 6 mil polyethylene vapor barrier over the
soil in the crawl space.
3) Beams and spot footings need to be added under the main part of the residence to provide
adequate gravity load support. See the attached plan 1/SK1.
4) Beams, joists and spot footings need to be added under the east side addition. See the
attached plan 1 /SK 1.
The scope of this project was limited to the gravity support framing below the main floor sheathing
and crawl space requirements.
