Reasons; 1. The Comprehensive Plan indicates that the area in Question is planned for light industrial land use development. In 1956 the area was zoned Restricted Industrial in accordance with the Plan. At the time the area was zoned Restricted Industrial a thirteen unit apartment complex was existing on the north portion of the applicant's property, The applicant's proDosal to reqrress back- ward one step to the Commercial Zone would in effect create a "spot zone" allowingr a special privileqe to the applicant. 2. Surroundinq land use is as follows: to the north, a large industrial establishment; to the east, an antique car wrecking yard and two residences; to the south, across Mansfield, open fields; to the west, across Eastern Avenue, an open fieid, two body shops and a residence. The use of the property in auestion for trailers would be hiahly auestionable because of: a) surround- ina industrial land user and b) because of its beinq entirely surrounded by a larqe area of Restricted Industrial Zoning. 3.
