Gentlemen;
Iwn.ll be unable to attend the meeting on Thursday,,
January 30th at 9;00 AM on the propoged change. However, I
would like to let you know I am not in favor of changing the
zoning on this 1.8 acres in question next door, to multiple
family suburban or conunercial.
The trailer court in its existing size at 14908 East
Sprague gvenue is most certainly not an attractlve addition
to the neighborhood. Al.so, from the drawing received in the
mail the proposed addition wi11 be right next to our house.
Vle have built a fence past the house to keep people from
ma:king trails across the yard. We faund they w1.11 not walk
arournd if they can cut across someone's property.
From the drawing it apPears that next to the fence will
be either an entrance or exit. This wvuld go within 2b feet
of the bedroom windows. Traffic from the west side of the
house at 111908 East Sprague (entrance to the trailer court)
can be heard earl,q and late. Also, on the -west side of our
house is the drainfield for our plumbing.
It seems to ae that if an addition to the trailer court
zs granted it should be on the back of the property at 14908
East Sprague where there are no homes within just a few feet
of the proposed additlon. There is sufficzent room there.
I real.izE that it seems likely rcost property on Sprague ,
gvenue wi11. one day be Comrrercial, but in t,hE meantim,e, those
with homes on the avenue have to live there. I hope that you
vall take this letter into consideration when making your de-
cision.

Planning Commission Recommendation; Approve to Multiple Family,
Suburban, subject to the dedication to Spokane County of the south sixty (60)
feet of the subject property for future public road right of way.
A. Reasons;
1. The Comprehensive Plan indicates commercial or business orientated
land use for the area in question, and the proposed use (a trailer court)
would be compatible with the Plan. The Planninq Commis sion recom-
mends Multiple Family Suburban zoning at this time as ft will allow the
establishment of a traller court only after a public hearing on the
applicant`s development plan. Also, the property tn question is located
adjacent to an established trailer court zoned Multiple Family Suburban
in 1957.
2. Surrounding land use is as follows: to the east - a trailer court and
duplex; to the south - the Chicago, Milwaukee, St. Paul Railroad spur
line and open fields utilized for farm crops; to the west - con•al and
single family residences; and to the north - single family residence and
open ftelds.
3. Surrounding zoninq is as follows: to the east - Multiple Family Suburban,
to the south (across the railroad) - Agricultural and Agricultural Suburban;
to the west - Agricultural; and to the north - Aqricultural and Agricultural
Suburban. The Planning Commission, therefore, finds that the proposed
developrrient would be in conformance with the Comprehensive Plan,
sunounding land use, and swcrounding zonfng.
