Dear Mr. Huggins:
Apparentl,y the property that we occupy at North 122 Argonne Road,
together with several adjacent parcela, was set up so that a resolution
mi.ght be prasented to the Board of County Cammissioners changing the
zoning as per your zone change #ZE 39-68 from Agricultural to Rsaidential/
Office.
It is a~y understanding that this zone change was approved at the
PLanning Cammission level, subject to ~
(a) the dedication of the West 5 feet of subject property;
(b) a 25-foot building line aet back from the easterly
property line of the zone change area.
The item referred to above as (a) was accomplished by our execution
of the necessary deeds and delivery of them to a member of the county
right-of-way staff; and (b) is a matter of fact, because of the location
of the present building which we occupy, in rela.tion to the street.
If I understand correctly, Argorule Road improvements will be accom-
plished sometime in the latte r part of 1971. The ref ore, is it poss ible that
you c8n proceed with doing those things necessary to accomplish the R/0 zone
at this time, allowing us to m+aet the requirements in regard to parking and
landscaping a,s and when the county completes its portion of the installation
of curbing in con3unction with the street project?

Planning Commission Recommendation: Approve for the followinq reasons
and subject to the dedication of the west five (5) feet of the subject property and
further subject to a twenty-five (25) foot buildinq line setback from the easterly
property line of the zone chanqe area. _
A. Reasons:
1. The Comprehensive Plan indicates high density residential land
use north of e stabli shed commercial land use s f n Di shman to
provide a nuffer area between business and residential land uses.

"1/tultiple Family Suburban" which also permits limited professiona
establishments a )
2. Surrounding land use is as follows: to the south, a parking lot,
post office and commercial establ3shments; to the west across
Argonne Road, apartments and single family residences; to the
north, single family resfdences; and to the east, single family
re sidence s .
3. The property fronts on the east side of Argonne Road which is
designated as a Major County Arterial on the Comprehensive Plan,
Preliminany de sign of a two-way couplet has been prepared by the
Spokane County Enqineer's Office and the Planning Commission
has been advised that Argonne Road should be widened on the east
side by five (5) feet and the east side of the subject property is
contemplated for twenty-five (25) feet right of way but not yet
definite,
4. Existing zoning suirounding the proposed zone change area is as
follows: to the south, Commercial; to the west and north, Agn-
cultural; to the east, Multiple Family Suburban and Agricultural.
The proposed Residential Office Zane is appropriate for Argonne
Road and would be in keeping with the Planning Commission's
policy of zoning residential arterial frontages to either Multiple
Farruly juburban or Residential Office Zone.

At this time due to the tremendcus increase in traffic, noiselp
narroaneas of Argonrie, shopping area congestion at 5prague and
general population rowth of the valley, it would seem that the
