This refers to yvur letter of Fehruaay 13 to our Mr, Lorentzsen and
your conversation on February 20 with W. J. Ridde11, our General Agent in
Spokane, and L. M. Jenner of this vff3.ce abaut your propoeed zaning of our
right of W,ay along Trent Avenue east of Spakane.
It is our view that the nartherly ha.1f of vur right of way between
Fancher and Viata Roads sYaould be zoned restricted industrial., prvvided that
such zonin,g would nnt prevent our use of the pvrtion west of Bradley Road for
railroad-yard purposes. As explained by Nir. Jenner, the existence of the rail-
raad south of Trent put9 that land in a different category from the land on the
nvrth 9ide of Trent which is not lvcated vn trackage. The economy of Spokane
County i+rill best be served by pre,serving fQr industrial use land sexved by both
trackS and highwVs. af courae that wauld not preclude carnmercial use if such
use be in any case deemed the best us$ of the land. What we want tv avoid is
a situativn when we would have to appl,Y for zoning change every time we have
an opportunity to locate an industry on our property. It eeems to me that the
"restricted industrial" classificati4n gives the CQUnty a+dequate authority ta
approve or disapprvve the establishment of any particula.r industry.

nv vbjectian tv yaur zaning it tQ raatch the zQning of the adjainimg landd Qf
course we wrould pref?er that the restricted industrial zane extend east to Vista
Road, but we realize that existiag residential develvpment south of vur right
of way between Park and Vista Ro ads may make such zoning impractic able at preseut.
We plan to be represented at the hearing on March 1, brut in any event
wa desire that our viewa as set forth abave be made a matter of reGard.
