Who Holds Title to the Property:
If you do not hold title to the property affected by this application, what is your interest in it?
Furnish a letter from a Title Insurance Company, showing the property owners of record, their
address, within 400 feet of the exterior boundaries of subject property.
A SKETCH OF THE AREA PROPOSED FOR A ZONE RECLASSIFICATION MUST BE ATTACHED WITH
THIS APPLICATION. THE SKETCH MUST BE ON A SCALE OF 1":: 4 0 0' . Maps may be secured
from the County Engineer's Office, Court House.
ALL OF THE FOLLOWING QUESTIONS MUST BE ANSWERED-
1. What are the changed conditions which are alleged to warrant other or additional zoning
Property is no longer suitable for residential purposes, closest transportation is nearly
a mile distant, closest grocery store same distance, schools are even farther, there are
no churches, libraries and other amenities customarily found in a residential area. rur-
ther most of the area is now zoned Restricted Industrial and is "in fact" zoned such if
not actually zoned. Present multiple suburban zoning contemplates a motel operation and
access to property from freeway is so indirect as to be impractible.
IP!
2. What facts justify the proposed zone reclassification based on the advancement of the
public health, safety, and general welfare'?
The present zoning, Multiple Suburban, contemplates residential living ; and the area
has long since ceased to be an adequate and suitable area for residential living for
the reasons outlined in Paragraph #1 above. Health and Safety of the public are not dir-
ectly affected either way, but there is a highest and best use of the property which ap-
plicant feels will be best served by the rezoning.
3. What effect will the proposed zone reclassification have on the value and character of
adjacent property?
t is felt that the zone reclassification will have little effect on the remaining res-
idences in the area, since most of the area is already being used in the new classification.
Moot of the prvipeity otaneL•s felt tide to brsthe 4tuDui e7 all b'LL Lhree of t,hube
within 400 feet signed the petition. Of the three, one , the Washington Water Power Co.
stated that his company lacked a positive policy of supporting a petition of this kind
either, pro or con.
4. Can a reasonable return from or reasonable use of the property in question be secured
under the existing zone classification?
It is hoped so; there is no return at the present time. As stated above there is a highest
and best use of the property, probably in a wholesale operation of such nature that the
inaccessibility of the property will not be too much of a deterrent. Most likely the subject
property will ultimately be joined with other property adjacent to effect a more practical
and efficient operation.
THE NECESSARY FEE MUST ACCOMPANY THIS APPLICATION.
ANY APPEAL FROM ACTION OF THE COUNTY PLANNING COMMISSION MUST BE PRESENTED
IN WRITING TO THE BOARD OF COUNTY COMMISSIONERS WITHIN SEVEN (7) DAYS FROM
THE DATE OF PUBLIC HEARING HELD BY THE PLANNING COMMISSION.
