A. COIITDITIONS;
1. Access permits for the subject property shall be obtained from the State
Highway Department prior to release of building permits.
2. Installation to State H ighway Department stanr3ards of sidev+r lk along
Pines Road.
3. Structures on the advertised proporty shall be limited to two (2) stories
fn height.
NOTE: The submitted developrtlent plan contempiates common use of
the perimeter dxlveways with adjoining projects. If these
relationships are teMminated, the l3ndscape pe:imeter to the
north must be installed in azccrG -a;:e with normal Residential
Office sfianciards.
B. REASONS:
1. The subiect property is located on Pines Road, a state highway. The
Planning Commission has been approving requests for Multiple Familv
Suburban and Residenttal Office zoning on the major north-south arterials
in the Spokane Valley.
2. The Commissfon fs of the opinion that _h: pe:formance standards of the
Residential Office Zone in conjunction wil%".h tne conditions of agproval
will make the proiect more compatibte with surrbundfng residenttal uses,
transportation facilities, and utility services, and therefore, would have
no appreciable effect on continued human occupancy and utilization
of the area.
3. The office project has been designed to con.`orm with the adjolning
apartment project.
4. The office proposal contemplates 12, 950 square feet of office space in two
2-story buildings. The office buildir g has been designed to be compatible
with the adjoinfng apartment projecfi to the east and the church to the northa
