Dear Commissioner McBride : I would like to request an amendment to a portion of the Mica Park Subdivision, which is situated in the Spokane Valley at the northwest corner of 16th and the Dishman-Mica Road. The legal description of that property involves Lnts 1,2,3,4,5,6,9, and 10, Block 1, MICA PARK ADDITION to Spokane County, and I certify that myself and William C. Feldman are the true owners of the sub j ect property. Lots 1-6 are zoned rnulti-family su.burban with each lot allowing for construction of one 4-plex structure. Lots 9 and 10 are used as a neighborhood playground area as well as the drainf ield location for the six 4-plex lots. A portion of the property lies within the federal flood plain. The original plat document includes the flood easement boundaries which were arbitrarily set at the time of filing the original plat. We would Iike to modify the easement line on Lots 1-5 to basically reflect a meandering line running along the base of the hill at approxirnately 80' west of the front line of each lot. We would also like to adjust slightly the flood boundary lines on Lot 6. We are unable to adequately situate the size and quality of buildings within the original arbitrary flood easement boundary lines and by adjusting such lines, it will allow us to develop a higher quality project with more attractive curb appeal to the neighborhood. Since this complication surfaced only within the last few days, we are requesting that our amendment to the plat b e place on the soonest Hearing Agenda schedule.
