Planning Commission Recommendation: Approve to Residential Mobile Home
Zone. (Vote was unanimous. )
The Plannfng Commissi on also recommends to the Zoning Adiustor that
consideration be qiven to Variances allowing lots to be created with 50 feet of
frontage rather than the Ordinance requirement of 65 feet. The Commission also
recommends that applications for trailer courts be limited in density to one trailer
per 50 feet of frontage. The Commission notes that the area is platted into
50 foot wide lots.
A REASONS, INCLUDING ENVIRONMENTAL ASSESSMENT:
1. The property is enclosed on fiwo side by mobile home or trailer court
developmEnts. Approval of this request would allow use of the
remaining vacant lots and the replacement of older homes in the
area with mobile homes.
2 The Commission is of the opinion that the fntrusion of mobile homes
into the area would not adversely affect established residential
development. Some of the established homes in the area could be
affected with additional trailer court developments, especially
along Third Avenue.
3. The zone chanqe request f s situated within an urbanizinq area.
Approval of the request would not have any greater effect upon the
topography, geology, biological and botanical characteristics
and other natural development than the uses allowed in thQ present
residential classification. The pmposal is compatible with surround-
ing uses, transportation facilitiES and utility services and, therefore,
would have no effect upon the continued human development in the
the area. The Commis sion, therefore, concludes than envimnmental
impact statement is not required for the zone change request.
